We invest in building renovation, new construction, income-producing assets and villas that cannot be repeated. We answer for the result at every stage.

What our clients invest in. From 5 to 40% a year, depending on the project.

All strategies

Four lines of investment. Each has its own source of return and its own risks.

Strategy, property type and the way an investor participates are three separate decisions. We present them separately.

  • 01 · Core focus

    Real estate renovation

We acquire buildings, renovate them and place the apartments through the BRIDGES group client base. Demand is identified before acquisition.

  • 02

    Land and new construction

We buy plots, build low-rise homes and invest in new-build projects, from permits to handover.

  • 03

    Income properties

We acquire operating hotels and rental buildings that already generate income.

  • 04

    Villas and rare real estate

We find rare plots and properties, build and renovate luxury villas. Real estate like this cannot be repeated.

More about strategies

How value is created

Value is created by work, not by market growth.

The right acquisition, permits, design and cost control. We calculate the total project cost, not just the purchase price.

Training example · not a property and not an offer
Costs
  • Purchase €1,000,000
  • Works and other costs €700,000
Revenue
€2,000,000
Project profit before tax
€300,000
On €1,700,000 invested, over the whole term
17.6%

This is the result for the whole project, not an annual return. Before taxes, fees and distributions between participants.

Nine stages to the result

If a project fails a stage, we stop. Walking away from a deal is also a result of due diligence.

  1. 01

    Sourcing

    Source, seller, price, first constraints

  2. 02

    Legal checks

    Title, encumbrances, planning conditions

  3. 03

    Technical

    Structure, soil, utilities, energy efficiency

  4. 04

    Model

Total cost, schedule, demand, stress scenarios

  5. 05

    Decision

Committee: approve, approve with conditions or reject

  6. 06

    Acquisition

    Deal structure, contracts, bank controls

  7. 07

    Permits

Design and approvals for each phase

  8. 08

    Construction

Tender, contractor, supervision, monthly plan vs actual

  9. 09

    Exit

Sale, lease or handover to management

Control that the investor can see.

  • 01

    Budget

Every cost line has an owner. Changes are approved in advance, not discovered at the end.

  • 02

    Contracts

Contractors are selected by tender. Payments are tied to completed and accepted works.

  • 03

    Independent review

External lawyers, engineers and valuers check what the project team should not assess itself.

  • 04

    Reporting

Investors see plan vs actual: money, schedule, deviations and photos from the same points.

Projects

Projects are disclosed to investors under a confidentiality agreement.

For each project: the company role, the stage, documents and the date of the last update. Every project meets these requirements.

  1. Clear title and a lawful use scenario
  2. Total project cost, not just the purchase price
  3. Confirmed demand from buyers or tenants
  4. The result withstands delay, cost overrun and a lower sale price
  5. A local team accountable for delivery

Investor questions

What exactly do I acquire as an investor?

It depends on the project: a share in the project company, a loan or another legally documented model. The structure, rights and exit are described in the documents of the specific project before signing.

What fees does the company earn?

There may be a development fee, construction or property management fees and a share of the result. For every project we disclose who pays, to whom, for what, and where a conflict of interest may arise.

What happens in case of a delay or a loss?

Each project model is tested for delay, cost overrun and a lower sale price. We show these scenarios before the investor decides, and deviations in regular reports.

How often is reporting provided?

Regularly, according to the project schedule: money, timeline, completed works, photos from the same points and the next step.

Are returns guaranteed?

No. Real estate investment involves risk, including partial loss of capital. We do not promise returns; we show the assumptions and scenarios.
